MARKET APPRAISAL

A market appraisal is not a valuation. It is a considered opinion as to how the property should be best marketed and what price should be quoted taking into account the state of the market at the time, any indeterminate potential that the property may possess the method of negotiating and any other factors that may affect demand and ultimate sale price.

Under normal circumstances we are happy to provide this service free of charge.

There are circumstances however when a charge may be payable dependent upon the size/complexity of the appraisal, travelling distances to and from the property; the intensity of investigations that have to be made and the length of time involved.

These changes in the main relate to businesses and commercial/industrial property.

We will not provide a free appraisal in the following circumstances:
1. Where the vendor has already received interest from a prospective purchaser/tenant in his property or business
2. When a dissolution of a business or marital partnership is involved
3. When an assessment is required for financing purpose
4. When an assessment is required for taxation or accountancy matters
We fully accept a vendor¹s right to obtain appraisals from different sources and to compare the various approaches to selling a property and the attention and services they are likely to receive.
